Project MIOS in Berlin: Fast and Eco-Friendly Housing Construction with Ytong

The design of the modern buildings follows extensive guidelines from the heritage authority, which are based on the historic buildings but do not copy them. The decision was made in favour of five free-standing buildings that blend harmoniously into the existing buildings. The number of storeys was also reduced in three of the buildings in order to open up the view of the historic garden ensemble. ‘After discussing various design approaches, the secret to the success of the smooth and rapid planning progress lay in the close and swift coordination with the heritage authority. We can therefore look back with pride on a planning period of just one year. In view of the enormous demand for living space, this is a big plus,’ says Tilo Krause, Managing Director of eqviva.

 

Sustainable and Energy-Efficient with Ytong Autoclaved Aerated Concrete

The project was realized using monolithic construction, which stands out for its environmental compatibility and cost efficiency. Ytong autoclaved aerated concrete from Xella was used for the exterior walls, meeting high standards for soundproofing, fire protection, thermal insulation, and structural stability. Additional insulation layers were unnecessary, as the material itself provides insulation. Instead of a composite thermal insulation system, a mineral plaster was used, allowing the project to achieve the KfW Efficiency House 55 EE standard. "The shell construction provides the insulation – this is particularly efficient," explains Phil Marbé, project developer at econcept.

Efficient Construction with Thoughtful Materials

In addition to autoclaved aerated concrete for the exterior walls, reinforced concrete ceilings and Silka calcium silicate blocks were used for the interior walls to ensure load-bearing capacity and soundproofing. Large-format construction elements and tailored system solutions enabled fast and cost-effective construction. This approach reduced construction time and costs while offering architects a wide range of design possibilities.

Partnership and Innovation as Keys to Success

Xella's complete service has also proven to be extremely helpful: From digital planning and optimisation during the project through to application training by a master demonstrator on the construction site, projects receive all-round, individual support. Through mutual learning and the exchange of opportunities, everyone involved benefited from innovative approaches. In this way, legal standards could be jointly ensured and subsidies optimally utilised. This co-operation on an equal footing forms the basis for sustainable, future-oriented construction projects.

 

The partnership with Xella played a key role in ensuring that MIOS was completed in just two years. Tilo Krause also mentions that, despite a hot summer in 2022 with supply bottlenecks due to the global crisis, it was possible to celebrate the completion of the building shell on time in December 2022 thanks to close cooperation and partnership.

Living in a Sustainable Urban District

The 63 apartments, with living spaces ranging from 45 to 159 square meters, feature balconies or loggias and offer modern living in a quiet environment. With a sustainable heating supply that includes a high biogas share, the project sets new standards for climate-friendly and future-oriented construction.
